Description:  The applicant's narrative submitted July 20, 2022 stated:

"Townsend Farms is proposing an approximate 10,400 square foot addition to their existing operations at the above referenced property. The existing operation consists of a single-floor building and equipment for the process, the packaging, and the temporary storage of produce. This produce is transported to the property from local farms during harvest season, temporarily stored, and packaged to be processed at this facility or shipped to other Townsend Farms facilities.  The proposed development will include the demolition of 8,000 sf of the east end of Building B, which consists of a concrete slab-on-grade foundation and a steel and wood framed superstructure. A new 10,400 sf pre-engineered metal building structure ...".

Following Planning Commission approval with conditions on January 26, 2023, the developer through the Public Works Department Engineering Division bonded the public improvements in order to obtain issuance on June 20, 2023 of building permit 971-23-000102-STR-02 ("Public Improvements Performance Bond", Liberty Mutual Surety Bond No. 53S207865 of March 31, 2023 for $200,268).

However, the developer on August 9, 2023 applied for a Modification of Conditions MOC 23-03 to dispense with (1) Young Street improvements and (2) east shrubbery screening of the outdoor storage yard visible from Young Street.
